Even with the best home builders, defects can happen. If you discover an issue that your home warranty may cover, check your policy to understand what’s covered, what isn’t, when your coverage expires, and how long you have to report a claim. Some items, such as contractual issues, may not be included. If you’re unsure, additional resources can help you determine whether your concern is covered.

When to make a claim

You can file a claim anytime. We recommend working with your builder first to try to resolve the issue. You should file a claim if:

  • Your reporting period to file a claim has not passed
  • Your builder wasn’t able to resolve the issue within a reasonable amount of time

How to file a claim

To submit a claim, you must notify Aviva and your builder.

Information to include

  • Your policy number
  • Your full name
  • Your home address
  • Your phone number
  • Your e-mail address
  • A detailed description of each item being claimed, including the specific location in the home
  • Any other relevant details

Condos and stratas

If you own a home in a multi-family condo building and believe there are defects in the common property, contact your condo council and/or property manager. They can submit a claim on your behalf. If you’re a property manager submitting a claim for a multi-family strata building council, follow the steps above.
